We are looking for a Property Analysis Manager to join us for 12 months Fixed Term Contract.

In this role, you will…

Provide strategic geographical and financial analysis and presentation support to our European Property department across UK, Eire, Germany, Poland, Austria & Netherlands plus future new markets. This role will require strong presentation skills and an ability to formulate and debate an opinion with objectivity and confidence with senior leaders across Europe.

This role will also involve working closely with other areas of the business including Merchandising, Marketing and Business Planning & Analysis (BP&A). This role may require travel across Europe for meetings and site visits.

Key Responsibilities

  • Responsible for all geographical analysis to the Property, Finance, Marketing and Merchandising team to support decisions on new stores, relocations and expansions across UK, Eire, Germany, Poland, Austria & Netherlands plus future new markets using MapInfo Geographical Information System (GIS) software
  • Responsible for preparing demographic and financial analysis for monthly Property Board Meetings
  • Develop strong working relationships with Property team based in UK and Germany to maintain and update our Property Strategy across Europe for each fascia and country and support investment in new locations across Europe
  • Work with Property Acquisition team to forecast ‘Sales Steal’ (Cannibalisation) impacts for new store openings, and work with BP&A/Merchandising post-opening to continually develop our understanding and refine our forecasting capability
  • Manage Customer Postcode Capture Process each year (Agree timings, liaise with Ops/IT/Marketing on set-up, monitor weekly compliance, process raw data, generate customer catchments and customer profiles, share findings across business)
  • Responsible for all data and analysis within our GIS software (MapInfo). Manage the software and data budget to ensure maximum value
  • Develop a strong working relationship with external providers of data/software to understand market developments
  • Maintain Demographic data (e.g. Population, Purchasing Power) within Property ‘Store Database’ and share with BP&A, Store Ops, Merchandising, Marketing
  • Ensure key data e.g. Shopping Population by Town is updated/shared amongst the Property Acquisition Team across Europe

Key Skills, Knowledge & Experience

  • Excellent working knowledge of MapInfo and associated data
  • Strong Presentation skills, ability to present to senior leaders
  • Demonstrates objectivity and confidence in challenging circumstances, particularly when discussing decisions and strategy with senior leaders
  • Strong analytical skills – can hold multiple perspectives in-mind and incorporates opposing perspectives to drive strategic decision-making
  • Ability to build productive working relationships with peers and senior leaders
